What to Expect from an Electrical Safety Inspection

An electrical safety inspection is one of the most valuable things you can do for your home — yet most homeowners only think about it when something goes wrong. Whether you’re buying a home, renovating, or simply haven’t had one done in years, here’s what to expect.

What Does an Inspection Cover?

A thorough electrical safety inspection by a licensed electrician covers several key areas:

  • Switchboard condition — checking for adequate circuit protection, safety switches (RCDs), proper cable connections, and signs of overheating or corrosion.
  • Wiring condition — identifying deteriorated, damaged, or non-compliant wiring, particularly in older homes with rubber-insulated or aluminium wiring.
  • Power points and switches — checking for loose connections, cracked faceplates, and correct earthing.
  • Smoke alarms — testing existing alarms and confirming compliance with current NSW requirements.
  • Lighting fixtures — checking for correct installation and safe lamp/fixture compatibility.
  • Outdoor and wet area wiring — verifying that outdoor circuits, bathroom wiring, and pool or spa electrical installations meet safety standards.

What Happens After the Inspection?

Your electrician will provide a written report detailing any defects found, categorised by severity. Critical safety issues — such as exposed live wiring or absent RCD protection — should be addressed immediately. Minor issues may be scheduled for future rectification. You’ll have a clear roadmap for bringing your home’s electrical system up to standard.

How Long Does It Take?

An inspection for a typical North Shore home takes between one and three hours depending on the size of the property and the accessibility of the wiring. It’s a relatively small investment for the peace of mind it provides.

When Should You Get One?

Consider an inspection if your home is more than 20 years old and hasn’t had a recent check, before purchasing a property, after storm or flood damage, if you notice flickering lights, tripping breakers, or burning smells, or before commencing a renovation.
